Handling all aspects of advertising from initial instruction to the submission of application paperwork and everything in between, staff handle each phone call, email, text & walk in enquiry speedily ensuring the enquiries do not ‘go cold’.
Honest feedback from viewings is imperative to landlords as this provides structured reasons as to why a property may not be letting. There are only a small number of reasons why a property does not let speedily, and this team will locate these and work with landlords to solve these problems.

Repairs Team
Our Repairs Team provides a responsive 24/7 service to both landlords and tenants, ensuring that all maintenance issues—whether urgent or routine—are handled quickly and effectively.
Working closely with our Inspections Team, we ensure that any issues reported by tenants or identified during periodic and final inspections are promptly addressed across our managed portfolio, minimising delays wherever possible.
Our experienced team manages all aspects of property maintenance, supported by Fixflo, which helps streamline reporting, tracking, and resolution of repairs.
Our services include, but are not limited to:
- Coordination of statutory compliance, including Gas Safety Certificates, EICRs, and EPCs
- Planning, tendering, and delivery of refurbishment programmes
- Full project management services from inception to completion

Inspection Team
Over the past 12 years, ABC has built a highly experienced and respected Inspections Team. Through regular visits, our inspectors develop a detailed understanding of each property.
Where possible, the same inspector will carry out all visits—from the pre-tenancy stage through to the final inspection—ensuring consistency and attention to detail throughout.
Our inspections service includes:
- Pre-Tenancy Inspections
Carried out before a tenant moves in to identify any required works. This includes checking fixtures and fittings, looking for issues such as damp, and ensuring safety items like smoke alarms are in place and working. - Photographic Inventories
Completed within a week prior to move-in. We take comprehensive photographs and confirm the property is in the agreed condition, with any pre-tenancy works completed. - Periodic Inspections
Conducted during the tenancy to monitor the condition of the property. Detailed reports and photographs are provided, helping protect the landlord’s position in the event of a deposit claim. - Final Inspection
Completed at the end of the tenancy. This report highlights any tenant-related issues and forms the basis for any deductions or charges. - Post-Tenancy Matters
We assist in resolving any outstanding issues, including rent arrears or damage. Where costs exceed the deposit, we work to reach a fair and timely resolution for all parties.
