Property Management Service Overview
- Agree market rent and provide advice on any required refurbishment works
- Provide guidance on statutory compliance requirements and letting consents
- Undertake a pre-tenancy inspection
- Advertise the property and market to prospective tenants
- Arrange and conduct viewings, including video viewings where appropriate
- Carry out full referencing of tenants and guarantors
- Prepare Assured Periodic Tenancy agreements
- Prepare guarantor agreements (deeds of guarantee)
- Compile a detailed inventory and schedule of condition
Financial & Legal Administration
- Collect and remit monthly rental income
- Deduct management fees and settle relevant invoices
- Protect the tenancy deposit in a government-approved scheme
- Advise on non-resident landlord tax status and HMRC requirements (if applicable)
- Pursue rent arrears and provide guidance on appropriate recovery action
Tenancy Management
- Notify utility providers of changes in occupancy
- Conduct at least two routine inspection visits per annum and report findings to the landlord
- Arrange routine maintenance, repairs, and statutory safety inspections
- Retain and manage keys throughout the tenancy
- Attend the property where necessary in relation to neighbour disputes
End of Tenancy Services
- Carry out final inspection
- Produce detailed reports for both inspections
- Mediate any post-tenancy liabilities between landlord and tenant
- Manage the deposit return process, including submission of a Single Claim where required

Lettings & Tenancy Management Service

- Prepare Assured Shorthold Tenancy agreements
- Prepare deeds of guarantee
- Compile a detailed inventory and schedule of condition
Financial & Compliance
- Collect and remit rental income
- Protect the deposit in a government-approved tenancy deposit scheme
