Landlord Fees
Full Management Service: From £420 tenancy set up fee and 10% of the monthly rent (plus VAT)
- Agree to the market rent and advise on refurbishment
- Provide guidance on compliance with statutory provision and letting consents
- Undertake Pre Tenancy Inspection
- Advertise property
- Arrange and carry out viewings of potential tenants where appropriate
- Provide video viewings
- Fully reference tenants & guarantors
- Collect and remit monthly rent received
- Produce assured shorthold tenancy documents
- Produce guarantee deeds
- Produce inventory
- Deduct commission and any other invoices for work
- Protect deposit in the government approved deposit scheme
- Pursue non-payment of rent and provide advice on rent arrears actions
- Advise on non-resident tax status and HMRC (if relevant)
- Advise all relevant utility providers of changes
- Undertake 2 inspection visits per annum and notify the landlord of the outcome
- Arrange routine repairs and safety inspections
- Hold keys throughout the tenancy term
- Attend property in relation to neighbour disputes
- Undertake pre vacation inspection
- Complete final vacation inspection
- Produce report on both pre and final vacation inspection
- Mediate for any post tenancy liability for Tenant and Landlord
- Submit Single Claim process for deposit if required

- Arrange and carry out viewings of potential tenants where appropriate
- Provide video viewings
- Fully reference tenants & guarantors
- Collect and remit first month rent received
- Arrange setting up of standing order for future rent payments to Landlord
- Produce assured shorthold tenancy documents
- Produce guarantee deeds
- Produce inventory
- Deduct commission and any other invoices for work undertaken prior to letting
- Protect deposit in the government approved deposit scheme
- Advise on non-resident tax status and HMRC (if relevant)
- Advise all relevant utility providers of changes
